Staff Housing Options
Duties of Tenant
Tenants must sign the lease agreement within one week of moving into district housing.
Tenants are expected to respect communal spaces. This means ensuring that district provided items are taken care of and returned to the designated space if used and keeping communal spaces clean.
Tenants are responsible for notifying the Coordinator of Talent and Culture if issues arise. This includes items needing a work order, safety concerns, and issues with common spaces.
Tenants must submit housing change requests to the Coordinator of Talent and Culture. Note that the district accommodates requests to the best of their ability but cannot guarantee all housing requests will be met.
The tenant is expected to clean the unit and ensure district provided items are left in good condition upon departure.
Duties of Landlord
Landlords will assign housing placements based on needs to the best of the district’s ability.
Landlords will send out the lease agreement prior to tenant arriving in Galena. The landlord is expected to complete the move-in and move-out walkthroughs within one week of tenant move-in date.
Landlords will ensure that housing units are cleaned and furnished prior to tenant arrival.
The landlord is required to submit work orders to the maintenance department. Landlords will follow up with maintenance to ensure work orders are completed.
Work Orders

- Examples of valid work orders: toilet leaking; appliances not working; hanging smoke detectors
- Examples of tenant responsibilities: purchasing and changing light bulbs; buying and changing smoke detector batteries; changing curtains, shower curtains, etc.
The Coordinator of Talent and Culture will submit the work order to Maintenance and follow up to ensure completion.
Maintenance prioritizes work orders based on urgency, volume, and material available.
Leases
Rules and regulations as listed in the lease:
- Vehicles parked on premises must be in working order with necessary registrations and/or inspections.
- Absolutely no smoking or vaping of any kind is permitted in the leased premises.
- The Tenant may not interfere with the peaceful enjoyment of the neighbors.
- The Tenant shall abide by all Federal, State, and Local laws.
- The Tenant shall notify the police and Landlord of any illegal activity that is witnessed in or around the Leased Premises.
- The Tenant agrees not to use the Leased Premises for any unlawful purpose including but not limited to the sale, use or possession of illegal drugs on or around the Leased Premises.
- The Tenant must report any malfunction with smoke detector(s) immediately to Landlord. The Tenant agrees not to remove, dismantle or take any action to interfere with the operation of any smoke detector(s) installed on the Leased Premises.
- The Landlord will be providing fire extinguisher(s) for your safety. The Tenant may not misuse, dismantle, block or remove the fire extinguisher. The Tenant must report to the Landlord any use, malfunction or repair required. In the event of the negligent use of the fire extinguisher(s), the Tenant will be responsible for any damage to the Leased Premises as well as the replacement or refill of the fire extinguisher.
- Absolutely no hazardous materials are permitted to be in or around the Leased Premises at any time.
- The burning of candles is not permitted within the Leased Premises.
- Under no circumstance may a stove, oven or range be used as a source for heat.
- Charcoal and Gas Barbecue grills may not be used inside the Leased Premises.
- Hallways must be kept clear of items that could block the escape route in case of a safety concern. This includes but is not limited to bikes, furniture, storage, personal items.
- All windows and doors must remain closed during inclement weather.
- The Tenant shall notify Landlord of any pest control problems.
- The Tenant must notify Landlord of any changes in employment.
- The Tenant must obtain written permission to install a satellite system or antenna on or around the Leased Premises.
- The Tenant may not block the fire escape at any time.
- The Tenant may not use windows, decks, or balconies for the purpose of drying laundry.
- Landlord does not permit loud gatherings. A disturbance caused by Tenant or Tenant's occupants or invitees that results in any police action or complaints from neighbors is considered sufficient cause for termination of this Lease and action for eviction as permitted by law.

Timelines
Leases must be signed within one week of moving in.
Move-in walkthroughs must be completed within one week of move-in date.
Exit walkthroughs must be completed within 24 hours prior to flying out and a final walkthrough will be completed by the Coordinator of Talent and Culture after the official move out.
Fees
Rent
Rent is due by the 5th of each month. Tenants may opt for payroll deduction.

Due to limited space, an extra rent charge is added to Iditarod and Ptarmigan for additional people.

Security Deposit
The security deposit is equivalent to one month’s rent. Refunds are issued after final walkthrough if the unit is in acceptable condition.
The security deposit can be paid upfront via cash, check, or money order. It can also be paid via payroll deductions up to four pay periods.
Pet Deposit (if applicable)
A refundable $800 pet deposit is required upon move-in. Refunds are issued after final walkthrough if the unit is in acceptable condition.

The following housing units allow pets upon approval: Gana A’Yoo Apartments, Huhndorf Home, Green Home, UAF Building, George Home.
Electricity
Electricity is included in the cost of rent for Iditarod and Ptarmigan residents.
All off campus housing units are responsible for the electricity bill. Upon arriving in Galena, stop by the City office to get a form and transfer the electricity bill into your name. The City office is located next to SHS and is connected to the Clinic.
Internet
Unfiltered internet is not provided by the district.
The district can provide Starlink kits (property of the district) for off-campus housing units if available. Tenants are responsible for transferring the account into their name and paying for the internet bill. Tenants must also transfer the account back to the district prior to leaving Galena.
On-campus internet is or will be connected to each unit. 2TB is shared among each floor and wing and then will be throttled. Internet resets on the first of each month. The cost of internet for Iditarod housing is included in the cost of rent. Residence life staff whose rent is included in their contract are responsible for paying $90 a month for internet. Ptarmigan internet will be fully functional and included in rent starting July 1, 2026.
On-Campus Housing
Iditarod and Ptarmigan are on-campus housing. For the safety of tenants, the district can accommodate up to two tenants in a Single unit and up to four tenants in a Double or Suite unit.
The base rent cost is based on a single tenant, and additional tenants add to the total cost of rent.
Internet is complicated in on-campus housing as too many satellites can impact the service of all tenants.
- Internet is currently included in the cost of rent for Iditarod units. We are working on a solution for Ptarmigan residents.
- Starting in FY27 internet will be included in the cost of rent for Ptarmigan units. Starlink internet is set up for each wing of each floor and connected to individual units.
- Residence Life staff that have rent included in their contract do need to pay the $90 a month bill. This allows internet service that is not monitored by the district (meaning tenants have access to streaming services, online gaming, and video chatting capabilities).
- Each floor/wing is limited to 2TB of data per month. Once the data cap has been reached, the service will be throttled. A throttled connection will allow basic functionality but will be very slow (streaming services won’t work). The data limit is reset on the first of each month.
- Reach out to the Coordinator of Talent and Culture to activate the unit and/or change the password.
- Residence Life staff who are paying for internet, must fill out the Internet Agreement prior to the unit being activated.
Housing Assignments and Requests
Housing assignment priorities are based on needs for families, couples, pets, and individuals. Families with two or more employees are higher on the priority list than single employee families.
Residence Life staff whose rent is included in their contract are assigned housing in Iditarod and Ptarmigan. If residence life staff wants off-campus housing, they can place a request with the Coordinator of Talent and Culture. Residence life staff are required to pay rent for off-campus housing if approved.
Tenants are welcome and encouraged to submit requests for housing changes. All requests are placed on a waitlist and granted in order of priority and then order of requests.
Housing change request priority is based on needs of tenants and order of requests.

Staff residing in off-campus housing must set up a Post Office box. You will need a signed copy of your lease and to stop by the Post Office.
Freight is delivered either to Wrights or Everts and is the responsibility of the individual to pick up.
Shopping
We do have the two local stores, the AC and Sweetsirs, which tenants will use on a regular basis for immediate needs. If you need hardware, you can also check out Joey’s store (Galena Hardware) for tools, lumber, and some household goods.
